This Indenture Made the fourth day of July in the year of our Lord one thousand eight hundred and thirty five--

Between Joseph Whitnah and Ruth his wife of the town of Groveland County of Livingston State of New York of the first part and Samuel C. Culbertson of the same place of the second part.

Witnesseth that the said parties of the first part for and in consideration of the Sum of six hundred and forty seven Dollars and fifty cents to them in hand paid by the said party of the Second part--the receipt whereof is hereby confessed and acknowledged have granted, bargained, sold, remised, released, aliened and confirmed and by these presents do grant, bargain, sell remise, release, alien and confirm unto the said party of the second part and to his heirs and assigns forever all that certain tract or parcel of land situate in the town of Groveland aforesaid and bounded as follows to wit.

Beginning at the North East corner in the center of the highway leading from Geneseo to Dansville Village running from thence west by the South line of land belonging to Hannah Smith about one hundred and twenty four perches and thirteen links to a stake standing on the East line of John Thompsons land Thence south by the East line of said Thompsons land about twenty eight rods to a stake thence east by land of the said Samuel C Culbertson to the distance of within about Six rods of the northeast of the meeting house shed thence South by land of the said Culbertson about thirteen rods and thence three fourths of a rod to the center of the highway heading east and west by the house of Abram Harrison thence East by the center of the highway last named to the meeting house lot about Six rods thence North by the west line of the meeting house lot and Philip Traxlers west line thence east about one rod and a half thence southerly by the west line of land belonging to John Morrow ten rods thence East by land of the said John Morrow and Benjamin Parker to the center of the highway sixteen rods thence North by the centre of the Said highway leading North and South to the place of beginning Containing twenty one acres of land be the same more or less.

Together with all and singular the hereditaments and appurtenances thereunto belonging or in any wise appurtaining and the reversion and reversions remainder and remainders rents issues and profits thereof and all the estate rights title interest claim or demand whatsoever of the said parties of the first part either at law or in Equity of in and to the above bargained premises with the said hereditaments and appurtenances. To have and to hold the said premises above described to the said party of the second part his heirs and assigns to the sole and only proper use benefit and behoof of the said party of the second party--his heirs and assigns forever. And the said parties of the first part for themselves and their heirs executors and administrators do covenant grant bargain promise and agree to and with the said party of the second part his heirs and assigns that the above bargained premises in the quiet and peaceable possession of the said party of the second part his heirs and assigns against all and every person or persons lawfully claiming onto claim the whole or any part of the above mentioned and described premises the said parties of the first part will forever Warrant and Defend.

On the 4th day of July 1835 before me the Subscriber a commissioner of Deeds in the County of Livingston appeared Joseph H. Whitnah and Ruth his wife to me personally known and severally acknoweldged they executed the within instrument and the said Ruth on a private examination apart from her husband acknowledged that she executed the said instrument freely without any fear or compulsion of her husband. .
