This Indenture Made the twenty first day of June in the year of our Lord one thousand eight hundred and twenty eight--

Between Robert Burns and Ruth his wife of the town of Groveland County of Livingston & State of New York of the first part and William B. Whitenah of the town of Groveland county and state aforesaid of the second part.

Witnesseth that the said parties of the first part for and in consideration of the Sum of three hundred Dollars to them in hand paid by the said party of the Second part--the receipt whereof is hereby confessed and acknowledged have granted, bargained, sold, remised, released, aliened and confirmed and by these presents doth grant, bargain, sell remise, release, alien and confirm unto the said party of the second part and to his heirs and assigns forever all that certain tract or parcel of land situate lying and being in the Town of Groveland county and state aforesaid, Bounded as follows.

Beginning at a stake corner to Robert Burns & William B. Whitenah land running south nineteen perches sixteen and a half links to a post corner to said Burns & Whitenah thence east one hundred and sixty perches to a post thence north forty nine perches six and a half links to a post in the line of Robert Burns & Evan Thomas thence south eighty degrees west to the place of beginning containing thirty four acres and one half be the same more or less--

Together with all and singular the hereditaments and appurtenances thereunto belonging or in any wise appurtaining and the reversion and reversions, remainder and remainders, rents, issues and profits thereof: and all the estate, rights, title, interest claim and demand whatsoever of the said parties of the first part either in law or Equity of in and to the above bargained premises with the said hereditaments and appurtenances. To have and to hold the said premises above described to the said party of the second part his heirs and assigns to the sole and only proper use benefit and behoof of the said party of the second part--his heirs and assigns forever. And the said parties of the first part for themselves their heirs executors and administrators doth covenant grant bargain and agree to and with the said party of the second part his heirs that at the time of the ensealing and delivery of these presents they are well seized of the premises above conveyed as of a good, sure, perfect absolute and indefeasible estate of inheritance in the law in fee simple. And that the above bargained premises in the quiet and peaceable possession of the said party of the second part his heirs and assigns against all and every person or persons lawfully claiming or to claim the whole or any part thereof they will forever Warrant and Defend.

On the twenty first day of June eighteen hundred and twenty eight before me William W. McNair a commissioner to take the acknowledgement of deeds &c came Robert Burns and Ruth his wife to me known and acknowledged they executed the within deed for the uses and purposes therein mentioned. I having examined said Ruth separate and apart from her said husband she acknowledged that she executed said deed without any fear or compulsion of her said husband.
