Marketing real estate in Park City today requires a proactive approach as the number of properties currently for sale has increase dramatically. Transaction volume however has remained very consistent from year to year. The key to ensuring that your home is part of the $650 million to $700 million of volume that occurs each year is marketing your property to the local Realtor community. Let us explain. There are 509 agents who are members of the Park City Board of Realtors. There is enormous leverage available, in terms of increasing the number of potential buyers who see your home, by fully engaging those 496 Realtors. To do so, we have come up with a three step program designed for the Realtor community. We refer to this three step program as: 1. See it See it. In and of itself “See it” is a two-step process. First, to get Realtors to show your property to their clients, they (the Realtor) must first see it. Pricing your home properly in the first place is the perfect reason for us to get the Realtor community’s attention. The second aspect of this “See it” step is for us, as your listing agents, to contact the Realtor community and offer them some sort of incentive to actually visit your home during the open house tour. This might be in the form of a door prize or drawing for every Realtor who attends the open house. Show it. We will follow-up with every Realtor who shows the property to get a report as to their customer’s thoughts with respect to the home. Realtors are just like everyone else and appreciate the opportunity to share their thoughts with respect to real estate. The follow-up calls will also keep the Realtor community focused on your property. At the end of the day, this will increase traffic and the more showings, the likelier we are to get to step three. “Sell it”. Sell it. You obviously want the most you can get for your property and for that matter, so do we. Not only do we want to perform for you, but our fee is a percentage of the sale price. So, in that regard, we are both on the same page in terms of wanting top dollar for your property. One of the many objections to starting out with a very competitive offering price is that it reduces your wiggle room, in terms of negotiations should a prospective purchaser make an offer. So, as a part of “Sell it” we would recommend that you leave enough room in your new offering price for you, as the seller, to offer a Realtor incentive. That is, bring us an acceptable offer - at or close to our offering price - and the Realtor representing that buyer wins a significant prize. The “buzz factor” within the Realtor community will further encourage Realtors to include your home in those they show to prospective buyers. What we want is something that gets the Realtors to pay attention to your properties. |
