This Indenture Made the twenty second day of April in the year of our Lord one thousand eight hundred and twenty five

Between Robert Burns and Ruth Burns his wife of the town of Groveland County of Livingston State of New York of the first part, and Ruth Whitenah the wife of Joseph Whitenah of the same place of the second part.

Witnesseth that the said parties of the first part for and in consideration of the Sum of twelve hundred Dollars to them in hand paid by the said party of the Second part--the receipt whereof is hereby confessed and acknowledged, have granted, bargained, sold, remised, released, aliened and confirmed; and by these presents do grant, bargain, sell, remise, release, alien and confirm unto the said party of the second part and to his heirs and their assigns forever all that certain tract or parcel of land, situate in the town of Groveland County and State aforesaid and bounded as follows, viz.

Beginning at a post South of the Livail? leading from Aaron Norcross's house and in the west line of lands belonging to said Norcross for a corner thence North on the West line of Lot No Seventy Eight in town No eight in the Seventh range of townships one hundred and forty three perches to Micael Rouks South east corner thence west with said Rouks line to lands of Lettice Ralston, Thence with said Lettice Ralston line and the South line of the School house lot to a Stake at the South east corner of Elizabeth Culberston land, thence East from said Corner Eighty three perches to a small chesnut stump thence South fourteen degrees East twenty three perches to an oak Stake, thence North Sixty six degrees east twenty seven perches to the road leading from Dansville to Geneseo thence North seven degrees and thirty minutes East nine perches to a Stake, thence East over said road twelve perches to an oak stake thence South five degrees and thirty minutes East four perches and Eighty four a hundreth of a perch to an oak Stake, thence North Eighty Eight degrees East fifty perches to the place of beginning containing one hundred acres be the same more or less.

Together with all and singular the hereditaments and appurtenances thereunto belonging or in any wise appurtaining and the reversion and reversions remainder and remainders rents, issues and profits thereof, and all the estate, right, title, interest, claim or demand whatsoever of the said parties of the first part, either in law or Equity of in and to the above bargained premises with the said hereditaments and appurtenances. To have and to hold, the said premises above described to the said party of the second part her heirs and their assigns to the sole and only proper use benefit and behoof of the said party of the second part--her heirs and their assigns forever. And the said parties of the first part for themselves and their heirs, executors and administrators, do covenant, grant, bargain promise and agree, to and with the said party of the second part her heirs and their assigns, that at the time of the ensealing and delivery of these presence they are well seized of the premises above conveyed as of a good, sure, perfect, absolute and indefeasible estate of inheritance in the law in fee simple. And that the above bargained premises in the quiet and peaceable possession of the said party of the second part her heirs and their assigns against all and every person or persons lawfully claiming or to claim the whole or any part thereof they will forever Warrant and Defend.

On the twenty third day of May Eighteen hundred and twenty five before me William W. McNair a commissioner to take the acknowledgment of Deeds. came Robert Burns and Ruth his wife to me personly known to be the persons described in the within Indenture and they acknoweldged they executed the within deed for the uses and purposes therein expresed. I having examined the said Ruth separate and apart from her said husband she acknowledged that she executed the said Deed without any fear or compulsion of her said husband. I having examined the same and finding no erasures or interlineations except those noted before signing allow it recorded--
