This Indenture Made the fourth day of May in the year of our Lord one thousand eight hundred and thirty one--

Between John Morrow and Sophia his wife of the Town of Groveland County of Livingston and State of New York of the first part and Joseph H. Whitnah of the same place of the second part.

Witnesseth that the said parties of the first part for and in consideration of the Sum of thirty seven Dollars and fifty Cents to them in hand paid by the said party of the Second part--the receipt whereof is hereby confessed and acknowledged hath granted, bargained, sold, remised, released, aliened and confirmed and by these presents doth grant, bargain, sell remise, release, alien and confirm unto the said party of the second part his heirs and assigns forever all that certain piece or parcel of land lying and being in the town of Groveland and bounded and described as follows to wit.

on the east by the centre of the highway leading from Geneseo to Dansville Village on the South by Land owned by Philip Traxler on the west by Land owned by Malcom Smith on the north by Land owned by the said John Morrow the land hereby conveyed being the south half of an acre of land conveyed by Malcom Smith to David D. Young and is Sixteen rods in Length from East to West and five rods from North to South Containing half of an acre and no more.

Together with all and singular the hereditaments and appurtenances thereunto belonging or in any wise appurtaining and the reversion and reversions remainder and remainders rents issues and profits thereof. And all the estate rights title interest claim and demand whatsoever of the said parties of the first part either at law or Equity of in and to the above bargained premises with the said hereditaments and appurtenances. To have and to hold the said premises above described to the said party of the second part his heirs and assigns to the sole and only proper use benefit and behoof of the said party of the second party--his heirs and assigns forever. And the said parties of the first part for themselves and their heirs executors and administrators do covenant grant bargain promise and agree to and with the said party of the second part his heirs and assigns that at the time of the Ensealing and delivery of these presents they are well seized of the premises above described and conveyed as of a good sure perfect absolute and indefeasible estate of inheritance in the law in fee simple. And that the above bargained premises in the quiet and peaceable possession of the said party of the second part his heirs and assigns against all and every person or persons lawfully claiming onto claim the whole or any part thereof we will forever Warrant & Defend.

Wm. Evert one of the commissioners for taking the proof and the acknowledgement of deeds for said County do certify that on the 6 of June 1831 personally appeared before me the grantors within mentioned who are to me personally known and acknowledged the executino of the within to be their own free will act and deed for all the purposes therein affixed. And the said Sophia being examined separate and apart from her husband acknowledged it to be her own free will act and deed without any fear of her husband and finding no interlining other than that noted at the bottom being on the second fifteenth and twenty third lines from top & allow it to be recorded.
